Eastway Estates is part of the Prideview Group, a respected name in UK property investment and management with over 35 years of experience. As a dedicated wing of the group, Eastway focuses on delivering and managing commercial property assets. While Prideview brings the scale and strategic oversight, Eastway Estates acts as the direct client interface, overseeing project delivery and day-to-day decision-making.

By the time the project was handed over, the scheme was approximately 75 percent complete but suffering from multiple defects, substandard workmanship, and critical programme slippage. Inspections carried out by Tesco had flagged several unacceptable elements of the build, including major concerns around the structural integrity and reinstatement of the shopfront — a key planning condition for the site.
The challenge lay in regaining control of an inherited site, remedying non-compliant work, and completing the remainder of the development to a high standard, while coordinating with existing approvals, designs, and client deadlines.

Ash Technical Services began by carrying out a detailed assessment of the site to identify and prioritise defective work. One of the most critical elements was the shopfront, which needed to be reinstated to match its original appearance while complying with current structural standards.
This involved the temporary structural support and full removal of the existing facade, followed by the installation of new pad foundations and a steel goalpost structure to provide the necessary strength. The lower plinth was rebuilt, bespoke timber windows were manufactured and installed to match the previous design, and the entire shopfront was redecorated. A new lead flat roof was also fitted to complete the reinstatement to planning specification.
In addition to remedial works, Ash Technical Services delivered the remaining project scope, including:
Extensive hard landscaping
Installation of permeable block paving for SUDS compliance
Construction of steps and compliant handrails
Lighting column installation in line with Tesco’s lighting design
Acoustic fencing to the service yard
Car park surfacing and line marking
Roofing repairs and general defect resolution across the site
Care was taken to integrate these final phases seamlessly into the existing build, coordinating closely with consultants and client representatives to ensure all elements met the specification and programme.

Ash Technical Services successfully stabilised and completed the Chandlers Ford development, transforming a delayed and problem-ridden site into a fully compliant and handover-ready scheme. Tesco inspections passed without issue, and Prideview regained confidence in the delivery programme, budget control, and finished quality. The project demonstrated Ash’s ability to step into complex mid-stage developments and deliver high-quality outcomes under pressure.
The five-week project was delivered one week earlier than the contracted completion date. It exceeded the client’s brief in our provision of a comprehensive building support package, surpassing their expectations.
